There's an Exciting Active Retirement Community in El Dorado Hills!

If you have considered a move to El Dorado Hills, this is an excellent opportunity. For this particular neighborhood, residents need to be 55+ years of age.

Heritage is being built by Lennar homes. Prices start at only $400,000 for a brand new home. Homes include owned solar systems and energy saving features so residents can save money on their power bill.

Heritage is conveniently located close to Town Center with all of it's shops and restaurants. Just across highway 50 there are plenty more shops and restaurants.

Current amenities include a beautiful year-around pool with a retractable roof, Bocci Ball, tennis, pickle ball and miles of trails. Roads are private and gated.

Please contact me if you would like more information on this new community or others in the area.

Four Seasons, in El Dorado Hills, is a Very Popular Active Retirement Community/

If you are considering a move to, or within, the Greater Sacramento area, consider the Four Seasons community. This is a 55 or better community so it's designed for this exclusive group of residents. And it is very well designed at that! This "resort-at-home" lifestyle includes incredible amenities including a spacious and handsome lodge with indoor and outdoor fireplaces, pool tables, a game room and locker rooms. Outdoor amenities include a huge swimming pool, spa, tennis courts, pickle ball courts, Bocci ball, nature trails and a community garden!

Okay, if you do not yet know what pickle ball is, I just learned. It's something akin to a cross between tennis and ping pong so the court is smaller.

The pool area is quite grand. There is plenty of room for swimming, sunning and socializing and the outdoor fireplace is a very nice touch. I have a number of photos here.

The home builder, K Hovnanian has developed 55+ communities throughout California and a few other state. They seem to know how to create a peaceful and low maintenance life style and well kept neighborhoods. Four Seasons is a gate community, the streets wind around landscaped areas. It's lovely. Currently, there are homes for sale in Four Seasons ranging in price from $409,000 to $569,000. There are just a few available rental homes from ranging from $1,900 to $2,300 per month. All of the homes in this lovely community are single story.

If you would like more information about this wonderful community, please contact me at (916) 837-4500.

Serrano is a very popular community for many reasons. It's especially scenic, set in the foothills with trees and rolling hillsides. There are many parks and nature trails. Serrano is very close to Town Center, featuring shops, restaurants and a theater all located around a large water feature.

Home prices in Serrano currently range from $437,000 to $1,999,999. The home that's for sale for only $437,000 is a great opportunity for a buyer who would like to live in Serrano.

This single story home is in a gated area of Serrano. It's walking distance to top rated local schools (from elementary to high school). In fact it's only 1 block to  Oak Meadow Elementary School, the  library & two large parks. A great floor plan & some nice finishes establish the base for you to create a personalized home.

The kitchen opens to a large family room with a fireplace. Both the kitchen and family room open to
the back yard. And there is a 3 car garage. The home needs TLC but that is reflected in the price. It's an opportunity also because it's being marketed as a short sale.

Housing Choices Near the Intel and Micron campuses in Folsom California

The City of Folsom enjoys a position between the bustling state capitol of Sacramento and the azure shores and popular ski slopes of Lake Tahoe. It’s a wonderful place to call home to extensive local amenities, shopping and nearby natural attractions.

Additionally Folsom residents enjoy the Folsom Lake State recreation area, one of the largest parks in the state system. This area offers swimming, hiking, boating and more.

Folsom is located in Sacramento County but is close to both El Dorado County and Placer County. Here’s an area and market glimpse starting with the City of Folsom.

Folsom: People who work in Folsom, have a large range of housing options – both for rent and for purchase.

Folsom Rental options:
·         Apartments and condos rent for prices from $1,150 to $2,000.

v  Sales prices for condos: $200,000 to $340,000
v  Sales prices for homes $260,000 to $1,350,000

The El Dorado County line is literally five minutes from the Micron and Intel campuses in Folsom. It’s an easy commute from a number of suburban and rural communities in El Dorado County to Folsom. Great choices include El Dorado Hills, Cameron Park, Rescue and Placerville. This area is further into the foothills so we start to see larger parcels and bigger trees. It’s nice. The housing prices that follow reflect the communities outline above. This county covers a huge area, much of it is just too far from Micron and Intel to be considered for housing choices.

El Dorado County Rental Options:
Apartments and Condos rent for prices from $900 to $2,600 per month
Homes rent for prices from $1,700 to $3,500

El Dorado County Purchase Options

Condos sell for prices from $130,000 to $350,000
Homes sell for prices from $230,000 to $1,500,000

Placer County is a bit further from Folsom however some transferees may choose to live here. A very popular yet expensive community is Granite Bay. This community boasts the highest ranking schools in the Greater Sacramento area. There are homes and estates here, very few apartments or condos

For more affordable choices in Placer County, transferees could look to Roseville or beyond however they usually do not not. They can obtain similar housing options closer to work in communities that have already been described. This is another large county. Many of it’s communities are just too far from Folsom to be convenient.

Granite Bay Rental Options
Homes rent for prices from $2,200 to $4,000.
There are currently no apartments or condos for rent in Granite Bay and they are rare.

Granite Bay Purchase Options
Homes sell for $342,000 to $2,800,000

If you would like a country lifestyle that’s also close to shops, restaurants and school, consider my new listing with is a view home on 5 acres in El Dorado Hills.  This rare property backs to Pine Hill Preserve (which stretches to the American River). The sparkling clean country home has picture windows framing vistas of the surrounding hills.
