Housing Choices Near the Intel and Micron campuses in Folsom California

The City of Folsom enjoys a position between the bustling state capitol of Sacramento and the azure shores and popular ski slopes of Lake Tahoe. It’s a wonderful place to call home to extensive local amenities, shopping and nearby natural attractions.

Additionally Folsom residents enjoy the Folsom Lake State recreation area, one of the largest parks in the state system. This area offers swimming, hiking, boating and more.

Folsom is located in Sacramento County but is close to both El Dorado County and Placer County. Here’s an area and market glimpse starting with the City of Folsom.

Folsom: People who work in Folsom, have a large range of housing options – both for rent and for purchase.

Folsom Rental options:
·         Apartments and condos rent for prices from $1,150 to $2,000.
·         Homes rent from about $1,800 to $3,400.

Folsom Purchase options:
v  Sales prices for condos: $200,000 to $340,000
v  Sales prices for homes $260,000 to $1,350,000

Sacramento County offers a huge selection of neighborhoods and housing. People who work in Folsom, can find nearby housing choices in Orangevale, Fair Oaks and Rancho Cordova.
Sacramento County Rental Options (within a reasonable commute of the Micron and Intel Campuses)

v
Apartments and Condos rent from $750 to $3,480 per month  Homes rent from $1,200 to $4,500

Sacramento County Purchase Options (within a reasonable commute of the Micron and Intel)
Condos sell from  $175,000 to $550,000
Homes sell from $178,000 to $2,435,000

The El Dorado County line is literally five minutes from the Micron and Intel campuses in Folsom. It’s an easy commute from a number of suburban and rural communities in El Dorado County to Folsom. Great choices include El Dorado Hills, Cameron Park, Rescue and Placerville. This area is further into the foothills so we start to see larger parcels and bigger trees. It’s nice. The housing prices that follow reflect the communities outline above. This county covers a huge area, much of it is just too far from Micron and Intel to be considered for housing choices.

El Dorado County Rental Options:
Apartments and Condos rent for prices from $900 to $2,600 per month
Homes rent for prices from $1,700 to $3,500

El Dorado County Purchase Options

Condos sell for prices from $130,000 to $350,000
Homes sell for prices from $230,000 to $1,500,000

Placer County is a bit further from Folsom however some transferees may choose to live here. A very popular yet expensive community is Granite Bay. This community boasts the highest ranking schools in the Greater Sacramento area. There are homes and estates here, very few apartments or condos

For more affordable choices in Placer County, transferees could look to Roseville or beyond however they usually do not not. They can obtain similar housing options closer to work in communities that have already been described. This is another large county. Many of it’s communities are just too far from Folsom to be convenient.

Granite Bay Rental Options
Homes rent for prices from $2,200 to $4,000.
There are currently no apartments or condos for rent in Granite Bay and they are rare.

Granite Bay Purchase Options
Homes sell for $342,000 to $2,800,000
There are no condos for sale in Granite Bay.

Sunridge Park is Open! A Terrific 7 Acre New Park in Sunridge Park Community, Near Sacramento.

Residents of the Sunridge Park community, near Sacramento have been awaiting the completion of the lovely new 7-acre park and it’s finally done! The park includes a Splash Park, multiple play structures, a basket ball

court, ball field, nature trail and bathrooms. It’s beautiful and I’ve included photos.

In case you would like more information, here is a link Rancho Cordova Recreation and Park District

The Greater Sacramento Area has a large selection of lifestyle, neighborhoods and homes. People who are relocating to the area, or within the area usually make real estate choices based on proximity to employment and recreation, price range, age and size of home and often school district.

If your wish list includes a newer, larger home you may want to take a look at the homes in Sunridge Park.. Homes in this area are all newer. Currently Woodside Homes is building brand new homes in the area however many savvy homebuyers are looking primarily at resale homes which are priced below brand new homes. Purchasing a resale home is a smart choice, especially if the home was originally built with upgrades and if the owners have maintained the home well. Landscaping is expensive so home buyers benefit from the previous owners landscape installation and maintenance.

The Sunridge Park community enjoys an easy commute to both Sacramento and Folsom..  The community is served by the in the top rated Elk Grove School District. In fact, Sunrise Elementary School is just a short school bus ride from Sunridge Park.

If you are looking for a spacious home with landscaping and upgrades, there is a currently available home at Sunridge Park that is 3,323 square feet with 4 bedrooms, 4 full bathrooms (including a downstairs suite) and a bonus room. This home has numerous upgrades including Granite counters, Cherry Cabinets, tile floors and ceiling fans in every room. This home is available for $385,000 (under short sale terms).  It has nice landscaping. And is only two blocks from the new park!

Why not schedule a day trip to visit the Sunridge Park and the community?

Live in Fair Oaks, by the American River Parkway! Visit The Bluffs.

People chose to live in Fair Oaks for many reasons. The American River is such a popular part of the Sacramento area lifestyle. Residents and visitors enjoy the trails along the parkway, available water activities at CSUS Lake Natoma Aquatic Center, the charming town of Fair Oaks with it's restaurants and antique shops and the Nimbus Fish Hatchery.  Fair Oaks also has an extensive Recreation and Parks district.

For folks who work in Sacramento or Folsom, the commute from Fair Oaks is very reasonable.

Have you ever looked up from the American River Parkway, or Hazel Avenue, and noticed the handsome homes along the top of the bluffs? That’s the community I am describing here. In fact,  two popular communities, Curragh Downs and The Bluffs, share a private, scenic and peaceful location.

This week, I have a new listing at 8773 Bluff Lane. This is unique condominium home has beautiful views of Oak trees on a large parcel designated as a "Natural Preserve" by the County. Views can be
enjoyed from the living and dining areas. The master suite has it's own private deck.

The remodeled kitchen features granite counter tops, stainless appliances and a sliding door to a sunny patio.  3 bedrooms, 2 1/2 bathrooms and 1,914 square feet of living space and a 2 car garage make this condominium feel  like  home.

Residents enjoy a carefree lifestyle at the Bluffs. The extensive amenities are well cared for by the HOA and include a pool surrounded by trees and lawn areas, 2 lighted tennis courts and a club house.

If you would like additional information on the property, you can contact your Realtor or call me at (916) 837-4500. If you click on my Blogger profile, you can obtain my full contact information. I am a Broker Associate at Prudential California Realty.

El Dorado Hills Condos with Resort Style Amenities at Lesarra

El Dorado Hills California enjoys a beautiful setting in the foothills of the Sierras. Many people move to El Dorado Hills for the lifestyle. It's a town with nice homes, great recreational opportunities and good schools. There are many parks, some nice shops and restaurants and even a move theater. The Folsom Lake Recreation area can be accessed from two different locations in El Dorado Hills. Residents can easily travel to Sacramento, Folsom and even Lake Tahoe. Popular community events are held on holidays throughout the year and frequently in the summer.

The condominium community of Lesarra offers a unique opportunity to live a low maintenance lifestyle in El Dorado Hills.  The amenities include a large swimming pool and spa area with a designer windbreak. You can see this in my photo. There is also a people lift at the pool which is awesome for those with a disability. There's a fitness center, a fire pit seating area with a lovely view and interior lounge area with a fireplace. The grounds are nicely landscaped and maintained.

Floor plans in the community range from one to three bedrooms.  Currently there are not any condominiums here that are available for purchase. Within the next couple of week, I will have a really nice townhouse style listing here. This home has 2 bedrooms, 2 bathrooms and a very large loft that's open to the living room below. An especially nice feature is a covered patio surrounding by has a covered patio surrounded by trees. The attached garage adds value.  Dues for the Lesarra homeowners association are $270 per month.

Please contact me at (916) 837-4500 if you would like information on the town home that will be coming on the market soon.  Thanks for reading my blog!

Are You Looking for a New Home in El Dorado Hills? Consider Blackstone

If you are considering a move to or within El Dorado Hills, consider the new home community of Blackstone. The feature that makes Blackstone unique among communities in the area are the resort style amenities and clubhouse. You can enjoy 3 sparkling pools, (for family swimming, for laps and a children’s wading pool), a spa, a clean and contemporary fitness facility with locker rooms.
The clubhouse also features a children’s playroom with an outdoor play yard, a large multi-purpose gathering area with adjoining kitchen and a cozy living room.  Additional amenities include a tot playground, shady pavilions, courtyards, gazebos, fountains and an outdoor fireplace.

Blackstone is commuter friendly with easy proximity to Highway 50 for those who drive to Folsom, Rancho Cordova or Sacramento. It’s very close to the shops, restaurants and theater in El Dorado Hills.

There are currently three home builders at work in Blackstone. Prices start at about $460,000 and range up into the mid $700,000s. One of the larger floor plans has a private suite with 1 bedroom, 1 full bathroom, a private living room, kitchenette and laundry. It even has a separate entrance. Another plan has a dog was in the laundry. No kidding!

Some of the homes feature views. Here’s a photo of the view from some homes under construction. It’s a lovely vista looking toward the Sacramento Valley.

If you would like to buy a home in Blackstone, or anywhere in El Dorado Hills, let me know how I can help. I am familiar with both new homes and resale homes in all of the El Dorado Hills communities. I have been a Broker in California for over 20 years and am a Prudential International Fine Homes Specialist. My office is centrally located in La Borgata.
